From major industrial schemes to high-end commercial fit-outs and roadside retail upgrades, Q3 has been a strong period of progress across our portfolio. Below is a snapshot of some of the key projects we’ve recently completed or advanced — with many more underway across the UK.
Industrial Delivery at Scale: Harleyford Capital
A major milestone this quarter has been starting on site at Harleyford Capital’s c.£80m GDV industrial development — a key asset within their growing portfolio.
Key features include:
- 180,000 sq ft across 13 Grade A units (7–40k sq ft)
- Designed for future-ready operational flexibility
- Targeting BREEAM Outstanding, EPC A+ and WiredScore
- Strategic location with excellent M1 / M25 / Central London connectivity
With demolition now complete and construction progressing at pace, the scheme continues to move through its next phase under the leadership of Dylan Monsma, Project Director.
Prime Office Space Delivered: Cannon Green, London
We’ve also completed the first and second phases at Cannon Green, delivering a newly reconfigured reception area and a modern 4,500 sq ft CAT-A+ floor in the heart of central London.
The new workspace includes:

This forms part of a wider c.£2.5m refurbishment programme, delivered in collaboration with Quadrant and Thirdway, with Thomas Woro leading the phase on behalf of Childerstone.
Expanding Our Roadside Retail Portfolio with MFG
This year has also seen strong momentum in the roadside retail sector, with multiple completions for Motor Fuel Group (MFG).
Recent completions include:
- Dalton Park (Seaham) — shop extension, Pret A Manger fit-out, relocated valet bays, and refreshed car care facilities
- Highworth — upgraded retail space and enhanced customer facilities
- Nunnery Park (Worcester) — uplifted retail environment and external works
Together, these projects underline Childerstone’s growing reputation in the roadside retail sector — combining robust delivery with client collaboration and consistent quality. Led by Mark Scully and Joe Conlon, the team has successfully delivered multiple sites for MFG throughout 2025.
Big Yellow Self Storage, Staines
Another key milestone this quarter was achieved at Big Yellow Staines, where Phase 1 — the main storage facility and associated external works — has reached completion, with Unit 3 of Phase 2 also successfully handed over.
The wider development will create a mix of storage and industrial units, designed to achieve high environmental performance standards through efficient design and sustainable building methods.
The project has been expertly led by Lewis Armstrong, who continues to oversee delivery across both phases as the scheme progresses towards full completion.
Primark Home, Trafford Palazzo
The UK’s first standalone Primark Home store has now opened its doors at Trafford Palazzo, Manchester — a milestone retail launch and proud achievement for all involved.
Childerstone provided Project and Cost Management services for client Peel, overseeing delivery alongside Russell WBHO as main contractor. Works included full internal refurbishment and fit-out.
A huge well done to Neil Morris and Rosie Teggin, who led the project on behalf of Childerstone.
Looking Ahead
As we move towards year-end, further completions are on the horizon — including the transformation of King Edward House, Birmingham, set to complete later this year, and ongoing progress at Masthead Dartford.
