As we moved into 2026, Q4 has been a strong period of delivery and progress across our portfolio.

Below is a snapshot of some of the key projects completed in the final quarter, showcasing continued momentum across retail, leisure, industrial and cultural sectors as we close out FY2025/26.

RESTORING A CULTURAL ICON: THE BLACK CAP, LONDON

We were pleased to support the reopening of The Black Cap, Camden, one of London’s most iconic drag and cabaret venues, which officially reopened on 22 March 2026 after 11 years of closure.

Led by Maddie Kruger, Senior Project Manager, the restoration carefully preserved the building’s historic character while reinstating a much-loved cultural landmark within Camden’s nightlife and performance scene.

Originally established in the 18th century, The Black Cap became world-renowned in the late 20th century as a home for drag performance, a stage where countless performers made their debut, including the legendary Regina Fong, whose legacy is still honoured by a plaque at the venue’s entrance. The ground floor bar is now dedicated to and named after the iconic drag queen Lily Savage, further celebrating the venue’s rich cultural legacy.

Following its closure in 2015, dedicated community efforts played a vital role in keeping its spirit alive, with sustained campaigning for its return as a cultural venue.

Now, nearly a decade later, we are proud to have supported its next chapter, restoring the public bars, cabaret space, and ancillary accommodation.

Key heritage and interior features include:

  • Retention of the original Black Cap signage
  • Historic newspaper print finishes used across feature walls
  • Curated memorabilia reflecting the venue’s performance history and cultural legacy

The reopening marks a significant moment for London’s LGBTQ+ and cultural heritage, returning a venue that has played a defining role in the city’s performance landscape for decades.

LEISURE & COMMERCIAL DELIVERY: CINEWORLD, LEIGH

Another key milestone includes strip-out works at Cineworld, Leigh, delivered as part of an enabling package to prepare the former cinema for future redevelopment.

Led by Neil Morris, Associate Director, the works involved:

  • Removal of auditorium seating and terraced structures
  • Full strip-out of internal M&E services
  • Building taken back to structural frame and external envelope, preparation of a shell for future retail conversion

Works commenced in September 2025 and have now progressed through to completion of the enabling works, achieved on 16 January 2026. The project has since moved into the planning stage, with the application validated in February 2026 and now progressing towards a target determination date in mid-April 2026.

RETAIL EXCELLENCE: LANDLORD WORKS ACROSS KEY UK DESTINATIONS

Led by Mark Scully, Senior Project Manager, landlord works have continued across key retail parks, supporting unit upgrades and preparing spaces for incoming tenants.

Key schemes completed this quarter include:

  • Boulevard Retail Park, Peterborough: Landlord works completed to the Tapi unit
  • Barnsley Retail Park: Landlord works delivered to the Connection Flooring unit
  • Birstall Retail Park: Landlord works completed for the Mountain Warehouse unit

These projects involved a range of internal landlord upgrades and unit enhancements, ensuring each space was delivered to a high standard and aligned with tenant requirements.

ROADSIDE EXPANSION: DRIVE-THRU DELIVERY IN DIDCOT

Led by Tom Carter, Senior Project Manager, works include the delivery of a new drive-thru unit for Martins Properties in Didcot, bringing a previously unused corner of the car park along the railway boundary into active use and forming part of our continued expansion in roadside and convenience-led retail schemes.

The 1,900 sq ft standalone unit was delivered ahead of programme, targeting BREEAM Excellent, with completion achieved on 31 March 2026, marking another successful delivery within our growing roadside portfolio.

INDUSTRIAL PROGRESS: REFURBISHMENT & NEW BUILD PIPELINE

Led by Dylan Monsma, Project Director, a range of refurbishment and new build schemes has continued to progress across the South East.

A refurbishment and repositioning of an existing industrial unit at Masthead Industrial Estate, Dartford, now successfully complete.

The works included:

  • Full strip-out of existing tenant fit-out
  • Façade and roof refurbishment works
  • Modernisation of the asset for continued industrial use
  • Delivered in collaboration with Harleyford, Childerstone, Faircloth and the wider consultant team
  • Achieved an EPC A rating

Planning and design work also progressed across live schemes at Watford, Borehamwood and Dartford, supporting a strong pipeline into 2026.

LOOKING AHEAD

As we close FY2025/26, the team continues to build on strong momentum, with a number of schemes progressing into 2026, setting the tone for continued growth and delivery across the business in the new year.
